Asbestos tests and survey reports explained

Management Survey

A management survey is the standard asbestos survey. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspected asbestos containing materials (ACMs) in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition. This asbestos survey will usually involve sampling and analysis to confirm the presence or absence of ACMs. Any samples taken are then analysed at our laboratory and the results are recorded in the asbestos survey report together with appropriate recommendations.

Refurbishment survey

Pre refurbishment asbestos surveys are carried out on the entire building or parts of a building which are to be subjected to planned refurbishment works. The purpose of the asbestos survey is to ensure that contractors working on refurbishing work are protected from asbestos containing materials on site.

The survey must locate and identify all asbestos containing materials before any refurbishment work begins. It involves an intrusive and destructive inspection with the potential of asbestos disturbance.  The area to be surveyed must be vacated during the survey and certified ‘fit for reoccupation’ after the survey.

Pre Demolition Asbestos Survey Report

A pre demolition asbestos survey must be carried out prior to any part or whole demolition building works. The purpose of a demolition survey is to identify asbestos containing materials that must be removed prior to any demolition works taking place.

The pre-demolition survey is very intrusive and damage will be caused. All areas in the building will be inspected. If asbestos is located but the demolition phase is not imminent, then the asbestos containing materials will need to be managed until they are removed from site. You will need to make sure all areas are accessible to avoid a revisit and incurring extra costs. All asbestos reports have an executive summary which summarises the findings of the demolition asbestos survey, providing detailed recommendations.
